Terms and Conditions of Stay
1. Subject
These regulations govern the conditions of stay at “Attico 41 Grand View in the heart of Bassano” (hereinafter, the “Property”), managed by Chiara Bertollo.
2. Booking and Payment
A reservation is considered confirmed only upon receipt of confirmation through the website www.attico41.it, the portals used (e.g., Airbnb, Booking.com, or other channels), and/or communication sent by the Property. Payment conditions (deposit, balance, and methods) follow the instructions provided on the booking page of the portal used or in the communications sent at the time of the request.
3. Cancellations and No-Shows
Cancellation conditions (terms, potential refunds, or penalties) are those stated on the portal through which the booking was made or communicated at the time of confirmation. In case of a no-show without prior notice, the conditions provided by the cancellation policy chosen at the time of booking will apply.
4. Check-in, Check-out, and Minors
Arrival (check-in): from 4:00 PM to 7:00 PM. Guests must communicate their arrival time to the Property in advance.
Departure (check-out): by 11:00 AM on the day of departure.
Minimum age and presence of minors: the minimum age to check in and be the primary guest for the reservation is 18 years. Minors may only stay at the Property if accompanied by at least one responsible adult, present for the entire duration of the stay and listed in the reservation as the primary guest. The adult making the reservation is responsible for the behavior of minors and for compliance with these regulations throughout the stay.
5. Number of Guests and Use of the Apartment
The apartment can accommodate a maximum of 4 guests, with the possibility of 1 additional child under the age of 5. Exceeding these limits is not permitted without prior authorization from the Property. The Property is intended exclusively for tourist and temporary hospitality use; it is not permitted to carry out commercial or professional activities or to organize parties/events. Subletting the apartment or transferring the reservation to third parties without authorization is not allowed.
6. Rules of Conduct
Smoking: Smoking is strictly prohibited inside the apartment. In case of violation, a penalty of €250 may be applied to cover the costs of extra cleaning, deodorization of the rooms, and potential temporary unavailability of the Property for new stays. Parties/Events: Organizing parties or events is not permitted; the Property is not available for bachelor/bachelorette parties or similar gatherings. Quiet Hours: Guests must respect silence between 11:00 PM and 7:00 AM. Guests are required to maintain respectful behavior toward the building, neighbors, and common areas, avoiding disturbing noises and any behavior that may cause a nuisance.
7. Cleaning, Linens, and Waste
The apartment is delivered clean and equipped with bed linen and towels as specified in the offer. Guests are required to leave the Property in decent condition, with the kitchen and dishes in order; extra cleaning fees may be charged if necessary. Waste disposal must comply with the recycling rules of the Municipality of Bassano del Grappa; operational instructions are provided in the apartment.
8. Security Deposit and Damages
When provided for in the offer or by the booking portal, a security deposit of €300 may be required as a guarantee for the correct fulfillment of contractual obligations and the proper care of the apartment. The deposit, if required, will be returned at the end of the stay after verifying the condition of the apartment. In any case, guests are liable for damages caused to the Property, furnishings, or common areas and agree to reimburse the cost of repairs or replacements based on documentation provided by the manager (e.g., quotes or invoices), regardless of the amount of the security deposit requested or withheld.
9. Pets
Pets are not allowed.
10. Special Requests
Any special requests can be made at the time of booking or by contacting the Property using the contact details provided in the booking confirmation. Fulfillment of special requests is not guaranteed, but every effort will be made to satisfy them when reasonable.
11. Liability
The manager is not responsible for the loss, theft, or damage of guests' personal belongings left in the apartment or in common areas, except in cases of willful misconduct or gross negligence. The use of the apartment and its facilities is at the guests' own risk; guests are responsible for the diligent supervision of minors and dependents.
12. Personal Data
Guests' personal data are processed in compliance with Regulation (EU) 2016/679 (GDPR) as described in the privacy policy available on the website www.attico41.it and in the apartment.
13. Applicable Law and Jurisdiction
These regulations are governed by Italian law. For any dispute relating to the interpretation or execution of these conditions, if an amicable agreement is not reached, the Court of Vicenza shall have jurisdiction, unless otherwise provided by mandatory law.
